What is Agent Underperformance?
Agent Underperformance is defined as “The state of not earning up to or beyond your income potential given your skills, expertise and market knowledge.”
How has ‘Agent Underperformance’ impacted you as a coach?
Since 1991, I have witnessed agents thriving in this business, while others were struggling, often for years. Good people, hard working people. Yet, no one was addressing the fundamental question “Why do some agents succeed and others fail when we all have the same resources available to us?” This question first haunted me and then inspired me to uncover the root cause of Agent Underperformance.
How do you respond as a coach to agents struggling to succeed?
For the first half of my career there were days when it felt like I was standing by, helpless, as some of my clients would fail to implement what I coached them to do. They wanted too. But it was like there was an invisible barrier between them and taking the actions needed to get the success they craved. In the end, I figured out how to help them breakthrough what was holding them back.
How do you get your clients breakthrough this invisible barrier?
It was the result of coaching people through breakdown, after breakdown, after breakdown that I built a rock-solid set of techniques, tools and processes to get agents to take action, make more money, and live the Top Agent Lifestyle.
Why is mindset so critical to success in real estate?
To be successful you must learn new skills, develop new disciplines and routines to market yourself as an agent. You have to develop your sales skills to be able to close the business that your marketing generates. Your mindset is like a thermostat on your career. 

When you feel great you are hot! Things work, people respond and you succeed. When you feel down or you are running “cold”, your mindset is “off” everything is harder and the business doesn’t seem to flow. Agents regularly make the mistake of assuming that a new marketing or training program will bring them success. But unless you develop your mindset, success can be as unpredictable as the weather.
What kinds of agents get the most out of mindset training?
I work with rookie, seasoned, new, veteran, successful, struggling, happy, sad, determined, apathetic, tired, energized, hopeless and eager agents. The one thing they all share is desire. At The Mike Ferry Organization, I was known as “The Turn Around Coach.” Whenever one of the other 70+ coaches in the organization had a client they couldn’t get to succeed, they handed them to me. I’ve coached some of the hardest, most resigned and apathetic agents around to win the game in the of real estate. No matter where you are in your career, mindset training has the potential to take you to the next level.
What do you want agents to know the most about themselves?
You ARE capable. You ARE powerful. You CAN be one of the highest paid agents in your market. It doesn’t require more skills training. It requires exposing yourself to the proven methodology that I’ve developed in coaching thousands of agents over the last 20 years. That’s a bold statement. And those who have experienced it for themselves will back me up; investing in your mindset works.
